The new land subdivision law in Jordan stipulates the division of lands in cities and villages into residential, agricultural, and industrial zones. This entails rights and obligations for the landowners.
The law also specified certain conditions for subdividing and partitioning land located within regulatory plans, and outlined the procedures to complete the transaction with the relevant authority.
Residential Lands: Subject to residential regulatory provisions (Residential A, B, C, D, Private Residential, Agricultural Residential, Rural Residential).
Agricultural Lands: Lands governed by rules and regulations for construction to preserve the agricultural sector and green cover, as these lands are fertile and suitable for agricultural investment.
Lands Outside Regulation: Lands located outside the boundaries of municipalities and Greater Amman Municipality with very large areas, not covered by services provided by government institutions.
Lands Inside Regulation: Lands located within municipal and Amman Municipality boundaries, subject to all services. They differ from lands outside regulation as they are smaller in size with higher building ratios.
Miri Lands: Lands outside municipal boundaries where the owner has the right to dispose of them.

Minimum subdivision areas according to the Building and Urban Regulation System are:
1000 m² for Residential A
750 m² for Residential B
500 m² for Residential C
250 m² for Residential D
2000 m² for Rural Residential
4000 m² for Agricultural Residential

Roads must not be less than the legal width set by the Building and Urban Regulation System.
Approval from the relevant committees and endorsement by the Directorate of Municipal Affairs.

The subdivision procedures of Green Residential lands are similar to those of lands within regulation. Lands outside regulation must first be included in regulation, then meet subdivision conditions, which are:

Submission of documents: title deed, land plan, inspection report, undertaking to complete the process, subdivision plan, financial clearance certificate, regulatory site plan.

Subdivision of agricultural lands in Jordan depends on regulatory provisions. Many agricultural lands with large areas fall within municipal boundaries but outside regulation without designated land-use plans. Owners must first meet the conditions of agricultural subdivision as if inside regulation, then begin subdivision procedures.
