Why do we choose to talk about the city of Russeifa in Homes Jordan?

Especially since most of our dear clients are looking for relatively modern areas with lower population density and a quiet atmosphere suitable for permanent residence! Join us in this article to discover the secret behind discussing the city of Russeifa.

History of the City of Russeifa

The city of Russeifa has a unique history compared to other regions in Jordan, due to the discovery of phosphate in Russeifa, also known as "Jordan's oil" for being the national wealth of Jordan! This discovery was the real catalyst for the establishment of the city, especially when the Jordan Phosphate Mines were founded in 1934. This discovery was the most significant factor in the creation of the city and the reason for its establishment.

Since then, the city of Russeifa has been economically active, with the discovery of phosphate leading to diverse economic implications, such as the establishment of companies and factories in various fields and the creation of job opportunities. We cannot overlook the historical significance of Russeifa during the Ottoman era in the Arab world, particularly the passage of the Hejaz Railway through the city since 1902, connecting Istanbul to the Hejaz. Russeifa witnessed the movement of trains during that time.

In 1964, the Municipal Council was established, serving as the center for the Russeifa district (or as they call it, the "Mutasarrifiyya"), managing the city's affairs and establishing the police department, security centers, service departments, legal and Sharia courts, and civil society institutions.

Russeifa is among the cities with the highest population density globally!

This information might be somewhat surprising! However, it is another secret of the city of Russeifa, where its population density reached about 10,851.4 people/sq km, while its area is 38 sq km.

If we delve into the reasons for the population density in the city of Russeifa, the discovery of phosphate is the main and primary reason. Since its discovery, a phosphate mine was established to exploit this national wealth, requiring a workforce to operate it. Over time, these workers needed housing in Russeifa to avoid the hassle of commuting, marking the city's first residential development.

Year after year, people started migrating to Jordan due to wars and crises in neighboring countries, starting with the 1948 war, followed by the 1967 setback. Each time, refugees sought refuge in Jordan, and Russeifa played a significant role in accommodating them. The most recent influx was during the 1990 war, leading to the settlement of many Kuwaiti refugees in Russeifa and the establishment of new neighborhoods, which we will discuss later.

How did real estate development begin in the city of Russeifa? And what is the status of real estate in Russeifa?

Real estate development in Russeifa began in the economic field with the construction of the phosphate mine, followed by residential real estate development to accommodate the people who came to work in the mine. Housing projects were initiated each time the city received new residents after a crisis.

The Housing and Urban Development Corporation built housing projects to accommodate the growing population, and some of the newest neighborhoods include:

- Qadisiyah neighborhood

- Rashid neighborhood

- Jafar Al-Tayar neighborhood

Meanwhile, real estate development in the economic field included factories and facilities such as

 Jordan Production Company

- Wood production factory

- Cosmetics production facilities

- Potato chips production facilities

- Plastic pipe factories

- Chemical detergent factories

- Fertilizer factories

- Clothing factories

Russeifa plays a significant role in revitalizing the local economy and providing job opportunities for Jordanian youth. While it may not have flourished in the residential real estate sector as in other areas discussed on our Homes Jordan website, it has managed to gain an important economic position in Jordan, especially given its strategic location between the capital Amman and Zarqa.

Location of Russeifa and Administrative Organization

The Russeifa district is administratively part of the Zarqa Governorate, the second-largest governorate in Jordan. Russeifa's location is strategic, situated on the road connecting Amman and Zarqa, with four main roads leading to it:

- Main Street: Passing through the city center, connecting Russeifa to Amman in the south and Zarqa in the north.

- Yajouz Street: Located in the northern part of the city, connecting Russeifa to Zarqa in the north and Balqa Governorate in the west.

- Railway: Built around 1902, passing through the train station in Zarqa, through Russeifa to Marka West, and then to the station area in Amman.

- Amman-Zarqa Expressway: Passing through the southern part of the city, connecting Amman and Zarqa.

Russeifa also boasts all the infrastructure services, including water, electricity, sewage, communication networks, and transportation. Additionally, it has paved roads connecting internal neighborhoods and areas to Amman and Zarqa.
